Since the start of the pandemic, everyone has been talking about logistics real estate. This sector has experienced a real boom that is still continuing and logistics will be among the absolute winners of the crisis.
In Austria, this effect is particularly noticeable. The market, which is actually strongly dominated by owner-occupiers, has been experiencing a transformation for several years. International developers have discovered the market for themselves and are now developing speculatively. The logistics product is very well received, and the pre-letting rates are high. Consequently, the trend is increasingly moving away from ownership and towards leasing.
An absolute record value of new projects is expected to be completed in the three most important logistics hotspots of Vienna, Graz and Linz by 2024. The stock at the three locations is expected to increase by a total of approx. 20 %. This is space that is urgently needed given the continuing significant demand and the high proportion of outdated stock.
