• Take-up – A record year at 31.495M sq ft.  The East Midlands was the principal contributor followed by Yorks & NE, the South East and the North West.  Online retail accounted for 32% of take-up.
  • Quality - Grade A warehouses accounted for circa 75% of take-up (62 buildings of 23.594M sq ft) and Second Hand some 25% (39 buildings of 7.902M sq ft).   
  • Availability – Currently 28.35M sq ft available (less than 12 months supply based on 2018 take-up).  Around 29% of that availability are buildings currently under construction in 37 projects.  A significant demand/supply imbalance remains.
  • Under Offer – Currently 14 buildings under offer accounting for 3.11M sq ft.  63% of these by floor area are in the South East.
  • Under Construction – 65 warehouses currently being built. Of these, 37 are speculative with an average unit size of 223,000 sq ft: total 8.251M sq ft. The remainder are D&B committed units.
